@Clint, got your note by pm y'day. Give me one more day to get settle with the fact that I've just spent little over $3k+ for this year's xmas :/ Two day flip: One dinner, and one night out in dwtown hell where-ever-it-was; Friend's fault - don't trust "anyone" LOL
