If I wanted to lubricate the latch, what would I use? White lithium grease? If so, where can I buy that? I never seem to see it at auto parts stores. I only have the brown stuff.

I'm not sure if lithium grease is the right stuff. But you should be able to find it. Try home depot or Lowes near the gargage door pulleys and stuff. It comes in a slightly oversized tube (like toothpaste).Hit your garage door rollers while your at it.

Not sure why you need to lubricate the latch? Just keep it clean. Adding grease to it just attracts dirt. Use silicone spray if you have to I guess.
