Thanks for all the encouragement and suggestions! Yes, I was leaning that way, just needed a little boost.

With the closing on my house and the begging of work is n the new one in a few weeks, plus the usual craziness of the holidays, I won’t start shopping until after the first of the year, but doesn’t hurt to do a little preliminary looking.
